The General Services Department (GSD) supports the operations of state government by providing essential services, including procurement, risk management, facilities management, transportation services, and printing services. The Facilities Management Division (FMD) is responsible for the maintenance, operation, and renovation of state-owned buildings and facilities. FMD ensures that state workplaces are safe, functional, and sustainable, supporting the daily operations of government agencies across New Mexico.
Why does the job exist?
The Realty Coordinator supports facilities planning, property leasing, and real estate management for the State of New Mexico. This role is responsible for overseeing leasing transactions, managing property operations, negotiating contracts, and coordinating real estate and construction projects that support the agency's mission.
How does it get done?
Key responsibilities include:
- Assisting with the preparation and administration of Requests for Proposals (RFPs) and procurement processes.
- Managing timelines, deliverables, and project schedules for the team.
- Overseeing activities in the state procurement system.
- Providing file management and administrative support to ensure accuracy and compliance.
- Maintaining RFP files and lease databases.
- Ensuring proper archiving and destruction of records in accordance with state policies.
Who are the customers?
The job is performed on behalf of all executive branch agencies with the exception of the State Land Office as well as FMD leadership and senior management and operates under the supervision of the Commercial Real Estate Manager.
Ideal Candidate
The ideal candidate will have:
- Six (6) years of experience in real estate, commercial leasing, property management, contract development and management, and/or government operations..
- Strong ability to work both independently and collaboratively in a team environment.
- Excellent time management skills, with the ability to meet deadlines, prioritize competing tasks, and maintain attention to detail.
- Proficiency in Microsoft Office Suite (Word, Excel, Outlook, Teams, PowerPoint) and comfort using phone and digital communication tools.
- Communicating clearly and professionally, both verbally and in writing, with colleagues, vendors, and stakeholders.
Minimum Qualification
Associate's degree in a related field. Any combination of education from an accredited college or university in a related field and/or direct experience in real estate, commercial leasing, property management, contract development and management, and/or government procurement totaling two (2) years may substitute for the required education and experience.
Employment Requirements
Must possess a valid New Mexico driver's license. Must possess and maintain a current Defensive Driving Course Certificate from the State of New Mexico or must pass and receive Defensive Driving Course Certification as a condition of continued employment.
Working Conditions
The majority of the work is performed sitting and in an office setting with exposure to visual/video display terminal and extensive personal computer, phone usage and may be stressful at times. The selected candidate may be exposed to outdoor conditions and on occasion exposed to dusted, debris and loud noise at construction sites. Direct customer interaction and travel may be required.
